Step 1
Schedule A Meeting or Call
We understand that every residential complex, estate or commercial property is different. Therefore we prefer to meet all prospects first to discuss your specific needs.
Step 2
Get an Obligation Free Proposal
We will give you a comparative and competitive proposal, ensuring you receive everything you require and more. Upon request, references shall be provided.
Step 3
Agree To Terms
Once you are satisfied with the proposal, we shall provide a Service Level Agreement in accordance with the proposed terms.
How The Takeover Works
We Do All The Work, You Take All The Credit
Written Notice
Firstly, you have to cancel the agreement with your current Managing Agent. If you are uncomfortable with this, we can facilitate the process on your behalf.
In order to cancel, you need to provide written notice of the cancellation to the managing agent, as required by the Service Level Agreement between yourselves. The written notice must be given in the form of a signed Trustee/Director/Committee Member resolution.
The Takeover Process
We start the takeover process a month prior to the commencement date of our services. i.e. If management was to commence on 1 May, we will start the handover process on 1 April.
We will request the below information from the previous Managing Agent:
- Owner contact details;
- Current Levy Roll;
- Budget;
- PQ schedule;
- Balance Sheet;
- Income Statement;
- Detailed ledger;
- Investment account/s statement;
- Insurance Policy;
- Insurance broker contact details;
- 10 Year maintenance plan;
- Service Providers details;
- Employee details;
- Registered Rules;
- Minute book
- Municipal Accounts;
- Meter reader details;
- Audited Annual Financial Statements;
- Ombud registration number
- Any further relevant information to the complex.
We will send out an introduction letter (approved by the Trustees/Directors/Committee Members) to all owners informing them of the takeover.
